Seller Financing 101
When you inherit a farm it does not come with an instruction manual. This is an asset class that is so far away from stock and bond investing that it seems like it is just easier to sell the whole thing. Why take a $30,000 yearly check when you could take a $1,500,000 one time payment? This is why.
Landowner Risks
Farmland mortgages are a relatively low risk mortgage. The beauty in a seller financing model is you are not lending any money, just equity. This means that if the farmer defaults, you get the farm back. We are here to make that less common, but if it happens we step in and help you get everything set.
Appreciation
Farmland is a very steady investment long term. Farmland cycles are typically 14 years. We can structure the note as whatever length you and your farmer agree on, but we recommend starting at 5 years to give the farm time to appreciate. This is what the farmer is counting on, and what makes this all work.
Farmer Risks
The main risk for your farmer is going to be the same as it is for every loan. Commodity prices could get lower, and farmland values could drop. The reason they like our model is that they do not have to put up their other farms. If they default they will lose that farm. Not their entire operation.
